What is Rye Ranch?

Rye Ranch is a master-planned community located between Parrish, Florida, and Lakewood Ranch, offering new construction homes in Manatee County on Florida’s Gulf Coast. The community is designed to include multiple homebuilders, neighborhood amenities, Rye Ranch Elementary School (opening August 2026), and convenient access to shopping, dining, and major regional roadways.

Why should I buy a home in a master-planned community?

Master-planned communities have that moniker because all of the elements of a community, such as homes, amenities, roads, schools, parks, and open space are planned in advance. But not all master-planned communities are the same. Buying a home in a thoughtfully planned community like Rye Ranch, which has a high standard of quality in both development and sustained maintenance, helps you protect your investment over time and enjoy a high quality of life.

Who is the developer of Rye Ranch?

Rye Ranch is being developed by North Lake Communities, Inc. North Lake Communities, Inc. is responsible for the master planning, certain land development and infrastructure, and the overall vision for the community. Individual homes within Rye Ranch are built by approved homebuilders.

Is Lennar the developer of Rye Ranch?

No. Lennar is a homebuilder in Rye Ranch, but it is not the developer.
The master developer is North Lake Communities, Inc. Lennar is one of what will be several builders constructing homes within the master-planned community.

Does Rye Ranch have an information center that I can visit?

You’ll soon be able to visit our brand-new welcome center and speak with a community guide who will give you a community presentation before you visit our model homes. In the meantime, you can meet with a community guide online for a virtual tour.

How big is Rye Ranch?

Rye Ranch is currently planned for approximately 800 acres.

Does Rye Ranch have open space?

A significant portion of Rye Ranch has been preserved as open space for recreational use as well as for wildlife and native habitats to thrive. The community is also located next to Rye Preserve, a 530-acre county park. Discover trails that wind through sand pine scrub, oak hammocks, and the river community, as well as a canoe/kayak launch on the Manatee River. Rye Preserve offers wildlife viewing (including gopher tortoises), a nature center, campgrounds, a playground, and picnic areas.

Is Rye Ranch a walkable community?

Yes, Rye Ranch is a walkable community, fully interconnected for pedestrians. When you live in Rye Ranch, you will be able to walk to your neighborhood pool, or community gathering places like The Grange. Elementary-aged kids can even walk to school because Rye Ranch Elementary is located within the community.

How far is the beach from Rye Ranch?

Where’s the closest airport?

Sarasota Bradenton International Airport is 25 miles away, St. Pete-Clearwater International Airport is 45 miles away, and Tampa International Airport is 55 miles away.

Where’s the closest hospital?

HCA Florida Blake Hospital, Manatee Memorial Hospital, Lakewood Ranch Medical Center, and Sarasota Memorial are all within 15-45 minutes from Rye Ranch.

Schools

What school district and schools is Rye Ranch zoned for?

Rye Ranch is zoned to the School District of Manatee County. Residents will attend Rye Ranch Elementary School, Buffalo Creek Middle School, and Parrish Community High School.

Are there schools in Rye Ranch?

Yes! Rye Ranch Elementary School is located within the community and will open for the 2026-2027 school year. Residents will be able to walk to school.

Are there any private schools nearby?

Yes, there are multiple private schools close to Rye Ranch including: Imagine School at Lakewood Ranch, Discover Montessori Academy of Parrish, North River Charter School, and Pinnacle Academy.

Amenities

Are there walking and biking trails?

Yes, there will be walking and biking trails throughout Rye Ranch. Heritage Trail is now partially completed and open for exploration! Designed to honor the history of the area, the trail will feature interactive play and experiences. Heritage Trail is a part of the beginning of Rye Ranch’s planned 10-mile trail system designed to connect neighbors with neighborhoods, Rye Ranch Elementary, nature and gathering spaces throughout the community.

Will Rye Ranch have parks and playgrounds?

Rye Ranch’s master plan includes a diverse array of parks including pocket parks, linear parks, playground areas, trails, fields, nature preserves, and green spaces dotted throughout the community.

Is there a pool in Rye Ranch?

Neighborhoods will have their own amenity outposts that will feature pools and clubhouses as well as other amenities.

What amenities does Rye Ranch have?

Rye Ranch has multiple amenities and gathering areas for residents to have new experiences and make the most out of every day. The Grange (coming soon) will be a community gathering space with fireside lounge areas, event space, and a trailhead, as well as a playground, eBike share, and the Grange Barn for hosting events. There will also be pickleball courts, cornhole and bocce.. A 10-mile trail system is also underway.

Does Rye Ranch have high speed internet?

Yes, Rye Ranch has high-speed internet with Blue Stream Fiber.

Will Rye Ranch have community events?

Rye Ranch has a full-time lifestyle director dedicated to ensuring there’s always something fun on the calendar. From concerts and movie nights to seasonal events, the lifestyle program at Rye Ranch is meant to connect neighbors.

Are there resident clubs in Rye Ranch?

Yes, Rye Ranch has a variety of resident clubs.

Does Rye Ranch have a golf course?

Rye Ranch does not have a golf course within the community. However, there are many golf courses close by including: The Club at River Wilderness, Buffalo Creek Golf Course, River Strand Golf and Country Club, Waterlefe Golf & River Club, Links at Greenfield Plantation, Lakewood Ranch Golf & Country Club, Lakewood National Golf Club, and The River Club.

Is Rye Ranch golf cart friendly?

Yes! Golf carts are allowed in Rye Ranch; however, golf carts are prohibited on the multi-purpose trails and sidewalks throughout Rye Ranch.

Homes

Are there new homes for sale at Rye Ranch?

Yes. Rye Ranch offers new construction homes for sale between Parrish, Florida, and Lakewood Ranch, built by several nationally recognized homebuilders. Homes vary by builder and neighborhood and may include a range of:

  • Single-family homes
  • Different floorplans
  • Various lot sizes
  • Multiple price points

Yes. Right now, you can tour models by Lennar Homes. You can visit Lennar on our website for information and model hours. Models by Cardel Homes, David Weekley Homes, and Encore by David Weekley Homes are coming soon.

Is DR Horton building homes at Rye Ranch?

No. DR Horton is not a builder in Rye Ranch. The builders in Rye Ranch are Lennar, Cardel Homes, David Weekley Homes, and Encore by David Weekley Homes.

Which builders are currently selling homes at Rye Ranch?

Sales availability changes as neighborhoods open. Lennar is currently the first builder selling homes in Rye Ranch.

Other builders are expected to open sales in future phases of the community. Prospective buyers should check with each builder or the Rye Ranch website for the most current sales information.
